What is included in the rent (e.g., utilities, parking, storage)?
All units come with an assigned parking spot.
Which utilities are included in the rent and which ones are tenant responsibility?
No utilities are included in the rent, utilities are formula-based billing through Conservice.
Are apartments furnished or unfurnished?
Unfurnished
What in-unit amenities are included?
Each unit comes with stainless-steel appliances, washer and dryer, an A/C unit, cadet heating, and a storage off of the patio.
What are the laundry options—in-unit, shared, or off-site?
Laundry is in unit, all units come with a washer and dryer in unit.
What community amenities are available?
We have a heated pool, 24-hour fitness center, community garden, dog park, two playgrounds, and a BBQ pavilion.
Is there a fitness center or gym on-site? What equipment is available?
We have a 24-hour fitness center, it has two treadmills, a stair master, a smith machine, and a dumbbell rack.
Is there a community clubhouse or lounge area?
We have a clubhouse that is available for residents to reserve outside of office hours.
Are there EV charging stations or bike storage?
No EV charging. Each building does have a bike rack in front of it.
Are there co-working spaces or business centers available?
Yes, we have a clubhouse with seating and study nooks available.
Do you offer smart home features or modern apartment technology features (keyless entry, smart thermostat, etc.)?
All of our units are keyless entry and can be monitored using an app on your phone.
Are there outdoor spaces like a courtyard, rooftop deck, or BBQ/picnic area?
We have a BBQ Pavilion with outdoor seating.
How can I schedule a tour (in person or virtual)?
You can schedule a tour by calling our office 503-409-6568 or emailing us at leasing@thegrovesalem.com. You can also view virtual tours on our website.
Are you pet friendly? What are the pet policies and fees?
We are pet friendly; we allow up to 2 pets. We do have breed restrictions for dogs. Pet deposit is $500 for the first pet and an additional $300 for a second pet and pet rent is $25 per pet.
Is renters' insurance required for residents?
Yes
What is the process to apply for an apartment?
Our application process is first come, first served. You can find our application online or reach out to us so we can provide the link to our application. All adults (18 years old or older) must apply separately. We ask that applicants attach to their application a copy of their ID and their most recent 3-months’ worth of income documents.
What is the lease length? Do you offer short-term leases?
We only offer 12 month leases.
Is there an application fee?
Our application fee is $45 per applicant over 18 years of age.
Are co-signers or guarantors allowed?
Yes, co-signers have to apply separately.
How can I pay rent (online, check, auto-pay)?
Residents can pay rent with a money order, cashiers check, personal check, or online through our tenant portal which residents can set-up auto pay on.
Is the complex pet-friendly? Are there pet amenities like a pet spa or dog run?
Yes, we have a dog park with agility equipment.
Is parking available? Is it assigned or first-come?
Each unit has an assigned parking space. We also have guest parking available.
Are there guest parking options?
Yes, guest parking is unmarked/unassigned parking spaces.
Are utilities set up by management or tenants?
Residents set up all utilities.
Are there security cameras or patrols?
We have a security company that does one patrol a night but is also on call from 9pm-5am.
How are emergency repairs handled?
We have an emergency maintenance team that will respond to after hours calls.
What public transportation options and bike/walk paths are near?
There is a walking path near our community and Cherriot bus line.
What schools serve the area?
Morning Side Elementary, Leslie Middle School and South Salem High School.
Are there close grocery stores, restaurants or shopping areas?
By vehicle Kuebler is 5 minutes away from Costco, Mudbay, Crumbl, Starbucks and Killer Burger. By vehicle Commercial St. is 8-10 minutes away which has many restaurants and stores like Fred Myers, Runaway Kitchen, Trader Joes, Ulta, Petco, Mod Pizza and many more.
What outdoor recreation opportunities (parks, trails, river access) are close?
There is a park and walking trail that is nearby.
